How This Calculator Works

This calculator determines the maximum home price you can afford using the 28/36 rule. Lenders typically want your housing costs below 28% of gross income (front-end ratio) and total debts below 36% (back-end ratio).

Formula: Max Monthly Housing = Gross Monthly Income × 0.28 (front-end) or Gross Monthly Income × 0.36 – Other Debts (back-end). The lower of the two determines your maximum.

Assumptions & Limitations

  • • Uses standard 28/36 DTI guidelines; some loan programs allow higher ratios.
  • • Does not account for closing costs, moving expenses, or ongoing maintenance.
  • • Property tax and insurance rates are estimated averages.
  • • Your actual qualification depends on credit score, employment history, and lender requirements.
